ETR was hired by Larry Peel Company to assist in the entitlements for the Purgatory Creek Apartments at the corner of Wonder World Drive and Hunter Road in San Marcos.  Purgatory Creek is a 22.76 acre, 286 unit project bounded by Dutton Drive on the east, Wonder World Drive on the south, Hunter Road on the west and Purgatory Creek on the north.  Many of the units will back up to the heavily wooded Purgatory Creek and the remainder will front on the shores of a 2 acre landscaped lake.  In addition, the extension of the San Marcos hike and bike trail will be located along Purgatory Creek with an entrance on the site. 

 

ETR drafted a Planned Development District with associated development standards and applied for and successfully achieved approval of a zoning change and future land use map amendment.  Facing significant challenges including opposition from adjacent neighborhood groups and environmental groups, ETR obtained all necessary entitlements to allow the development of the property including the zoning change from General Commercial (GC) to Multifamily and a future land use map amendment from Commercial to High Density Residential.  ETR was instrumental in coordinating with City staff, drafting necessary revisions and presenting to elected and appointed boards and commissions.

 

Larry Peel broke ground on Purgatory Creek in the summer of 2010 and is expected to open in fall 2011.
